TRANSACTION SALE FEES VDB REAL ESTATE AGENCY

The real estate agency Vdb real estate « Nice property finder » is subject to the general consumer information provisions provided for in the consumer code, and specified by the decree of June 29, 1990 relating to the publication of prices charged by the professionals involved in real estate transactions.
This information obligation relates to the amount of our commission expressed as a percentage or as a lump sum. The fees have been free since 1987: they are expressed VAT included and are displayed in a visible and legible manner on our premises and on our website as follows :

First of all and it is important to note, we do make anything if our mission is not accomplished 100 percent.
All costs we have to accomplish our mission are entirely at our expense and will remain so if we are unable to find the property you were looking for.
The fees are to be paid only on the day of signing of the deed with the notary.
This is a professional insurance that we give our clients, with a promise of results.
Clearly, a hunter can only be paid for success. That is to say only when signing the authentic deed at the notary.
Then, we charge a flat fee starting at € 5,900 including VAT for goods up to € 200,000. Beyond that, an inclining percentage is applied, between 1.5% and 3%.

Several scenarios are possible and depending on the cases that arises, our compensation will be broken down differently :

If the apartment or villa is found with a private individual our remuneration will be:
• 1.5 per cent for goods over 2,000,000 Euros
• 2 percent inclusive of tax, excluding notary fees, for goods between 1,000,000 and 2,000,000 Euros
• 2.5 percent inclusive of tax, excluding notary fees, for goods between 200,001 and 600,000 Euros
• A flat rate of 5900 euros including tax will be applied for goods of less than 200,000 euros
As you can see it is well below the majority of traditional agencies which are rather at 5 per cent inclusive of tax.

If the apartment or villa is found with an agency (or by any other paid intermediary), two scenarios are possible :

  • The agency agrees to share its fees with us, in this case, we share the commission that the agency had provided for on the sale mandate and this does not cost you anything extra.
  • The agency does not agree to share these fees with us (in this case it has a good deal in its hands (usually exclusively) and wants to keep its commission in full and in full) and in this situation, you will have to pay us 2.5 percent in addition to the price including commission from the agency, excluding notary fees, with a minimum flat rate of 5900 euros including tax for goods of less than 200,000 euros
