Marc Van Den Broeck – Independent Property Finder

The property hunting service is provided by Marc Van Den Broeck, independent commercial agent (real estate representative) within the Propriétés Privées network, registered with the Nice Trade and Companies Register (RSAC) under number 389 025 164.

In accordance with the decree of 10 January 2017, the French Consumer Code, and the regulations imposed by the Propriétés Privées network, fees must be clearly displayed.
Below you will find:

• the legally authorised maximum fee scale

• the actual minimum fee scale I apply as an independent property finder

• special cases (including situations where an agency does not share its commission)

Maximum Fees Allowed – Official Propriétés Privées Fee Scale (Mandatory)

This fee scale corresponds to the regulatory ceiling applicable to Propriétés Privées agents and must be displayed transparently.
It represents the maximum legal limit and must appear on the website in compliance with regulatory requirements.

Fees Applied (Marc Van Den Broeck’s Offer)

Fees are payable only in case of success (signature of the final deed at the notary’s office).
No advance payment – all search costs, visits and negotiations are at my expense.

If the property is found through a private seller

If the apartment or villa is found directly from a private individual (no intermediary), my fees are aligned with the minimum regulatory scale imposed by Propriétés Privées:

If the property is found through an agency that agrees to share its commission

In this case, you pay no additional fee.

I am paid directly by the agency, which shares part of its commission with me.
The displayed price of the property (agency commission included) remains exactly the same for you, allowing you to benefit from my property hunting services at no extra cost.

If the property is found through an agency that refuses to share its commission

This situation often indicates an excellent opportunity for the buyer.
Agencies holding an exclusive mandate for a high-quality, well-priced or rare property generally prefer to keep their full commission, as they know the property will sell quickly.

In this case:

• my fees are added to the agency’s advertised price (VAT incl.)

• a supplementary fee of 3% (VAT incl.) applies

with a minimum flat fee of €5,900 (VAT incl.) for properties under €120,000.

I always do my best to negotiate a commission-sharing agreement with the agency in order to reduce or avoid this additional cost for you whenever possible.
