How much does the service of a real estate hunter cost ?

Before talking about our compensation for offering our services, we want to clarify that we only work exclusively.

We know that this term is frightening, that it worries some, and that it is for many synonymous with restriction of freedom when in fact the exclusive research mandate that we propose is quite the opposite. It is, in fact, a fabulous weapon to allow us to find your property in the best conditions.

Here is why we only work under an exclusive research mandate :
First of all, in our opinion, it is the only guarantee of our objectivity vis-à-vis you because as we know that we will find your property (we are only remunerated in the event of achievement of our mission ) and that we are the only ones authorized to do so (exclusivity), so we will never put the slightest pressure on you to influence you to acquire a property that would not satisfy you 100 percent.

Then, two situations can arise :

  • If the property is marketed by an individual who does not want an agency :
    With an exclusive search mandate, the individual will always agree to show us around the property because we exclusively represent an individual.
    We also explain to them that we are paid only by the buyer and that he will have no commission to pay us.
    With these arguments, he would be unlikely to refuse our request to visit his on-sale property.
  • If the property is presented by a real estate agency :
    It should be noted that often the most interesting real estate is exclusively in agency.
    If you are not an exclusive client, we cannot have the same weight to offer a collaboration and allow you to benefit from a great deal (see alongside in the section « What an investment » if the agency wishes to keep its fees at full rate).

And lately, we only work exclusively because our business requires a huge human investment and we can only invest 100 percent if we are to also ensure that you trust us 100 percent.

Only an exclusive mandate allows this.
And yes, we often forget it, but an exclusive mandate is a real mandate of trust.

What remuneration will you have to invest if you want to allocate our services to you ?

First of all and it is important to note, we do not accept any money unless our mission is accomplished 100 percent..

Any costs required to accomplish our mission are entirely at our expense, and will remain so if we are unable to find the property you were looking for.

The fees are to be paid only on the day of signing of the deed with the notary.
This is a professional insurance that we give our clients with a promise of results.

As you can see above, to find the apartment or villa of your dreams in Nice,several scenarios are possible and depending on the cases that arise our compensation will be broken down differently :

If the apartment or villa is found with a private individual our remuneration will be :
• 1.5 per cent for goods over 2,000,000 Euros
• 2 percent inclusive of tax, excluding notary fees, for goods between 1,000,000 and 2,000,000 Euros
• 2.5 percent inclusive of tax, excluding notary fees, for goods between 200,001 and 600,000 Euros
• A flat rate of 5900 euros including tax will be applied for goods of less than 200,000 euros
As you can see, it is well below the majority of traditional agencies which are rather at 5 per cent inclusive of tax.

If the apartment or villa is found with an agency (or by any other paid intermediary), two scenarios are possible :

• The agency agrees to share its fees with us, in this case, we share the commission that the agency had provided for on the sale mandate and this does not cost you anything extra.

• The agency does not agree to share these fees with us (in this case it has a good deal in its hands (usually exclusively) and wants to keep its commission in full) and in this situation, you will have to pay us 2.5 percent in addition to the price including commission from the agency, excluding notary fees, with a minimum flat rate of 5900 euros including tax for goods of less than 200,000 euros.

To summarize, we can assure you that the 3 percent that we take at most, does not cost you more than if you were looking for your property alone, which would be timely, as well as costly—particularly whilst searching various properties to ensure you have made an appropriate bid. Which we would do in your place, instead.
Subscribing to, and allocating our services therefore means paying a minimum of 3 percent of the net seller price and a maximum of 2.5 percent in addition to the agency commission price.
Paying 2.5 percent for a great property that you may never have had the time to visit, is a low price to pay in a shortage market like the one you see in Nice today.
