HOW MUCH DOES IT COST TO HIRE A REAL ESTATE HUNTER IN NICE ?
Hiring a property finder in Nice is not more expensive than buying through a traditional real estate agency.
The difference lies in the value added: personalised search, full market coverage, professional negotiation and support from start to finish.
Below is a clear and updated explanation of how my fees work.
Why I work only under an exclusive search mandate
Many buyers hesitate when they hear the word « exclusivity ». In reality, an exclusive search mandate is an advantage, not a restriction. It is the most effective way to find a property in the best conditions.
It guarantees total objectivity
I am paid only if the mission is successfully completed, at the signing of the deed with the notary.
Because I am the only person authorised to carry out your search, I have no interest in influencing you toward a property that does not fully meet your expectations.
My objective is simple: finding the right property, at the right price, with complete transparency.
It gives you access to more properties
There are two possible scenarios.
If the property is sold by a private owner
A private seller accepts a visit because:
-
I represent a serious and qualified buyer
-
they do not pay any commission
-
I explain that I am remunerated only by my client
This gives you access to properties that are not listed with agencies.
If the property is marketed by an agency
The most attractive properties in Nice are often exclusively held by real estate agencies.
To negotiate collaboration and secure a visit, I must represent you officially and exclusively.
Without exclusivity, my ability to access these opportunities would be limited.
It ensures efficiency and commitment
A successful search in Nice requires:
-
daily monitoring of the market
-
direct contact with local agencies
-
outreach in selected buildings
-
rapid action on rare opportunities
This level of involvement is only possible within an exclusive and trusting partnership.
How my fees work
I do not charge any upfront fee.
All costs related to the search, visits, negotiation and follow-up are at my expense.
Fees are due only on the day the deed is signed with the notary.
My actual fees
Below is the fee structure I apply as an independent property finder.
If the property is found directly through a private seller
| Price of the property | Fees (TTC) |
|---|---|
| Over 400 001 € | 3.6 % |
| 250 001 € to 400 000 € | 3.99 % |
| 200 001 € to 250 000 € | 4.99 % |
| 120 001 € to 200 000 € | 5.9 % |
| 80 001 € to 120 000 € | 5 990 € |
| 50 001 € to 80 000 € | 5 500 € |
| Up to 50 000 € | 4 990 € |
These rates are generally lower than those applied by traditional real estate agencies.
If the property is found through a real estate agency
Two scenarios are possible.
The agency agrees to share its commission
In this situation:
-
you do not pay anything extra
-
I am paid directly by the agency
-
the advertised price remains unchanged for you
The agency refuses to share its commission
This usually concerns rare or exclusive properties.
In this case, my fee is as follows:
-
3 % TTC added to the agency’s advertised price
-
minimum fee of 5 900 € TTC for properties priced below 120 000 €
Summary : does it cost more to hire a property finder
It does not cost more than searching on your own.
Even with a maximum fee of 3 %, the total cost remains similar to buying through a traditional agency.
Searching alone often leads to:
-
missed opportunities
-
unsuitable visits
-
incorrect bidding strategies
-
loss of time
-
risk of choosing the wrong property or neighbourhood
Working with a property finder allows you to benefit from:
-
access to a wider selection of properties
-
rapid action on rare opportunities
-
market-based negotiation
-
time savings
-
avoidance of costly errors
Paying a fee for a property you might never have visited on your own is not an additional cost, but a practical advantage in a competitive market such as Nice.
