Attractive property prices per square meter for a seasonal rental investor

This is one of the oldest areas in Nice.
In old buildings without a lift, the property prices start at 3800 Euros per sqm for apartments requiring renovation, and located in noisier buildings.
This area also offers old buildings with elevators (albeit rare) where prices can go up to 7000 Euros per sqm so long as the apartment is in perfect condition, and retains an unobstructed view.
The old town is, as its name suggests, the old part of Nice.
The old town is lively by day, and boasts plenty of shops, some are typical (selling local olive oil …) and some are beautifully modern.
The old town remains lively by night as it’s the epicenter of Nice’s nightlife with its restaurants, pubs and clubs.
Place Rossetti is the heart of downtown (approximately 8000 euros per sq m for a fully renovated apartment with views over the square).
The Cours Saleya boasts several markets, selling fruits, vegetables, and flowers ; or weekly flea markets on Mondays. These properties are priced around 10000 euro per sq m for a fully renovated apartment on the Cours Saleya with a south view on the sea.

Old Nice, old buildings generally without a lift

This unusual atmosphere in recent years has made this place an undeniable attraction for foreign clients.
The prices of real estate in the old town still remains accessible, one can therefore easily acquire a foothold by investing in this area of the city.
There is currently a net increase in the investing craze (internationally, and from Lyon and Paris alike, as Paris will be reached in 3 hours TGV in 2020) in this sector as prices remain enticing in relation to the weekly rental yield offered to furnished places in this area.
The occupancy rate in rental properties is incredibly high as it is very popular with tourists (it provides beach access, the charm of old buildings, restaurants, pubs and much more).
Pricing in the old town is entirely dependent on the location of the property.
The Quai des USA, is the most expensive location due to its sea views and immediate access to beaches, and will boast properties priced at around 15000 euros per m².
For properties with many downsides, with remedial layers of insolation, prices may drop below 3900 euros for non-renovated apartments.
